Four Seasons Private Residences Istanbul is a residential project by Astay Gayrimenkul, the real estate company of Tay Group, in the Nisbetiye neighborhood of Besiktas, on the European side of Istanbul. It sits where Etiler, Ulus and Levent meet, on the site of an old municipal housing estate, rebuilt through urban renewal. It has 82 homes in three towers and one low-rise building, with offices and commercial space, and was completed in 2025. A Four Seasons team with a residential concierge manages the buildings.

There are 46 floor plans, from 2-bedroom apartments to 6-bedroom family homes. Garden Suites are on one floor or are duplexes with a private garden terrace, Apartment Residences have 2 to 5 bedrooms, each tower has a penthouse with ceilings 7 meters high, and a Sky Loft sits on top of the low-rise building. Residents share a spa with a heated indoor pool, sauna and steam rooms, a fitness center, a yoga and Pilates studio, a private cinema, a golf simulator, lounges, a children's playroom and a room for young adults. Homes have VRF air conditioning and underfloor heating, and the car park has charging points for electric cars.
